With The Mill we set out to redefine urban living by making it possible to experience the benefits of homeownership while still living untethered and free. We integrated an ecosystem into this community that promotes living connected. You don’t need to leave downtown to get the luxury of a beautiful space that isn’t cluttered, crammed, or confined. We’ve built with the intention of developing for how people actually want to live, not how tradition says they should.

BEAUTIFUL PARK

The Mill at Broadway will include a beautifully designed four acre park and a 11,000 sq. ft. community resource center connected to the community by the Setzer Run trail.

HIGH SPEED INTERNET

The Home Owners Association owns the Mill Pipeline – the advanced fiber optic communications network at The Mill. This professionally-managed network will provide internet, television and telephone service at attractive prices. Additionally, net revenue from service subscriptions will offset a portion of the HOA dues, meaning as more residents subscribe to the Mill Pipeline, HOA dues will be reduced.

PUBLIC ART

LC Studio Tutto has created large-scale public art and entry with murals covering multiple warehouses along 3rd Street off Broadway, including three-dimensional elements. These pieces will beautify and add visual interest to motorists and pedestrians along the west end of Broadway and residents entering The Mill at Broadway.

AN URBAN FARM

The 2.5 acre urban farm will offer an area for residents to grow their own flowers, fruits and vegetables. Additionally, a section of the garden will be reserved as a teaching environment for the area school and a production farm to harvest produce to be sold at the Mill Market.

STAY COOL

A repurposed hopper from the original Setzer facility will straddle Setzer Run Trail and provide a cooling mist for joggers, bikers and walkers. The hopper will be strategically placed to cast a shadow on a specific spot in the plaza each year on the Summer Solstice.

THE MILL MARKET

A regular on-site public market will allow community residents access to fresh fruits, vegetables, grocery items, prepared foods, coffee and other beverages to be enjoyed in the adjoining outdoor plaza, all just a short walk from their front door. The plaza will also be an inviting venue for special events.

AREA IMPROVEMENT

Leataata Floyd Elementary School, Arthur Benjamin Health Professional High School and the surrounding parks and urban farm will receive the bulk of the city park fees and school district fees associated with the community, further enhancing the Broadway region.

HIGH-TECH HOMES

Roof-top solar systems, high efficiency heating and cooling systems and tankless water heaters will be available in the the homes. Additionally, the homes will support home control and energy monitoring systems that can be accessed from a smart phone, iPad or computer.

MILES OF PATHS

The Mill at Broadway will install new bike paths, including Setzer Run which will traverse the entire community and will connect to the Marina and Miller Park on the river via an unused railway underpass beneath I-5. Setzer Run will also provide a connection to the downtown River Promenade and the American River Parkway.

PAVER STREETS

We’re using permeable pavers on all private streets and motor-courts at The Mill, eliminating the use of petroleum-based asphalt. Apart from looking amazing, this allows water to soak into the soil under the roads – filtering pollutants, reducing runoff, and minimizing annoying puddling. Plus, by allowing percolation into the ground, rainwater stays in our region’s water table rather than washing down a storm drain and into the river.

EASY MAINTENANCE

The homeowners association will maintain the landscaping and streets and provide other services, freeing the community residents of many of the responsibilities typically associated with owning a home.
